The short answer
Choose the area around the journeys your household will actually make, verify who is offering the property, understand every cost and read the complete agreement before transferring money. Ask in writing what evidence the provider can give for address-related administration.
Do not use a deposit as a substitute for verification. A convincing listing, urgent message or property viewing does not by itself prove that the person receiving money owns the property or is authorised to let it.

Choose between Gdańsk and Gdynia around real daily life
Tricity is connected, but a home-to-work or home-to-nursery journey can still involve several transport stages. Compare the exact address at the hours you will travel, not only the city name or straight-line distance.
Families should check nursery or school routes, lift and stair access, storage, outdoor space and the landlord's position on children and pets. People starting work should test access to the actual worksite, including early or late shifts.

Verify the property provider before transferring money
Obtain the person's or business's identity and contact details independently. Polish sole traders and companies can be checked through the official CEIDG and KRS business-search route, but a business-register entry does not prove authority over a particular property.
Ask the owner or agent to explain their authority to offer the home. Treat requests for money to a personal account, refusal to show the property, pressure to pay immediately or inconsistent names and addresses as warning signs.

Calculate the complete first-month and monthly cost
The headline rent may exclude building administration charges, electricity, heating, water, internet, parking or other services. Ask how each amount is calculated, when it is reconciled and who receives payment.
Record the deposit, agency fee, first rent, utility advances and any refundable or non-refundable charge separately. Do not rely on an oral promise that a cost is included.

Read the agreement and inventory before signing
Use a language you understand or obtain independent translation. Check the parties, property, term, notice rules, deposit return, permitted occupants, pets, repairs, utilities and access arrangements.
Photograph the condition at handover and agree a written inventory and meter readings. Store the signed agreement and payment evidence privately; SettlePL does not request copies of identity or tenancy documents.

Ask what the contract supports after the move
Address registration is a municipal process with its own evidence rules. Current government guidance describes tenancy documentation and, in some situations, confirmation from the owner or another person with legal title to the property.
The competent municipality is determined by the genuine address. Gdańsk and Gdynia provide their own resident-service routes, while the national Gov.pl service explains the general foreign-national process. A tenancy agreement or address registration does not itself create residence or work rights.
